The only thing this machine doesn't do exceptionally well is provide a high gloss to your floor. It will buff out a decent shine, but for a really high gloss, you'll need to take a look at the CleanFreak 20" high speed floor burnisher, which is suited only for polishing floors but not any of these other tasks.

This product gets used almost daily for several hours. We have an in house janitorial crew and used it in the cafeteria as well as many other common areas. They are experienced cleaners and report the item as working good and have not had any problems with it. We've had it about a month and it seems sturdy and easily capable of doing everything we need.

We purchased this buffer after much research for our renovated school turned apartment building. After the construction dust settled we decided all the floors in all 40 units needed to be restripped and rewaxed and this buffer seemed to be perfect.
