Restorative restroom floor cleaning can be pretty in-depth depending on several factors. Types of flooring and how long and to what degree they have been neglected can play a significant part in the type of restorative cleaning may be needed.
In some cases replacement may be the only option. If damage has occurred due to neglect or misuse, then it is necessary to tear it out and start over. But in most cases restroom floors can be like new again with a little knowledge and some elbow grease. This will make them ready for daily cleaning to take over.
Things to consider when evaluating the need for restorative cleaning of restroom floors:
Before you begin the restroom floor cleaning process, it's important to understand what you are dealing with. Many types of flooring are used in commercial restrooms. The 2 most common are vinyl tile and ceramic grouted tile. Both have advantages and disadvantages when it comes to maintaining their cleanliness, but with the proper care, they are both fairly easy to keep clean.
Restrooms that have vinyl tile may require the floor finish to be stripped and re-coated. If this is the case make sure to follow the instructions provided by both the flooring and the floor finish manufacturer. We also provide detailed instructions on Stripping a Floor.
If the restroom flooring is grouted ceramic tile, it is important to understand the dynamics of the surface. There are 2 different surfaces that will need attention, the grout and the tile itself. The tile may be smooth or porous. If it is porous or rough, the steps to clean can be more difficult.
The grout is a completely different type of surface. Essentially, grout is made up of sand that is held together with a bonding agent, usually polymers or cement. This creates an extremely porous surface that will trap and hold dirt. Grout is commonly the #1 cause of restroom odors simply because the standard mop and bucket just cannot remove the soils. The buildup of soils can, over time, change the color of the grout. To find out what color your grout should be and see how dirty it really is, take a look behind the door or in a corner. Those areas don’t get cleaned as often and the grout will usually be the original color. Cleaning solutions intended specifically for grout such as Go2 Grout Cleaning solution, can be very beneficial in getting into the pores of the grout to list out dirt and soils.

Dusting Tools
I have always thought of dust as job security for cleaning. No matter where you clean, there will always be dust settling on surfaces. Restrooms have lots of places that dust can be found. Partition walls, window ledges, counter tops and fixtures are just a few of the examples. Controlling dust during cleaning is the key to overcoming it challenges. The old traditional feather duster is only a quick fix that usually just makes more work for later. The better option is to use a damp microfiber cloth or pad to grab and hold the dust. It is important to not use an overly oily chemical for dusting. The residue left behind by the oil can for a dust trapping film on the surface. This will build up over time and be difficult to remove. The film can also discolor surfaces.
If you are more of a traditionalist, there are microfiber dusters that look similar to feather dusters that work very well. But keep in mind, that they do not catch all of the dust. Much of it will still be stirred up into the air.
The best option for removing and controlling dust is to use a vacuum. Backpack vacuums make it very easy to remove dust from surfaces at all heights. By containing the dust in the vacuum bag, it will not settle back on to surfaces you will need to clean again later.
Wiping Tools
There is only one type of material that is guaranteed to work for wiping surfaces in a restroom and that is microfiber. Because it grabs and holds dirt and soils so well, microfiber cloths, pads and mops make cleaning much more effective. Microfiber is made of synthetic fibers that can also help to prevent the spread of bacteria.
When setting up your microfiber cleaning processes, it is also a good idea to use a color coding system to reduce cross contamination. Designating specific colors for specific tasks and surfaces help with staff training and provide a safer working environment
Scrubbing Tools
Brush technology has come a long way in the last few decades. Synthetic materials provide a cleaner, more effective means of getting those hard to clean areas without the spread of bacteria. Because they use plastic rather than natural materials, soils can be rinsed away easily and bacteria cannot thrive on them.
Scrubbing pads are also a great option along with the newer technology Magic Erasers. These provide optimal scrubbing power without damaging surfaces.

]]>Dust mop or vacuum daily. A completely dry microfiber dust mop will yield the best results of any dry mop system when used regularly. You can also vacuum with a back pack style vacuum and hard floor tool. Depending on the environment, vacuuming with a HEPA vacuum may be very desirable. Once the dry debris is picked up, you can proceed to wet cleaning. Rotary machines and auto scrubbers are great tools for this. Budgets, accessibility of power outlets, and labor hours allotted all play a role in choosing the right tool for the job. With rotary machines, you still have the task of picking up the dirty solution once you’ve scrubbed. Auto scrubbers allow the flexibility of battery operated choices plus the convenience and superior cleaning of picking up the dirty water in one pass.
Use cleaning solutions that are least aggressive for the clean-up that is needed. In most areas that only see foot traffic, a neutral cleaner will work beautifully while minimizing damage to the floor finish. If food is served or heavy equipment is driven on the floor, you may need to use more aggressive cleaners. It is beneficial to rotate from more aggressive cleaners back to neutral solutions if possible. The more aggressive the cleaner, the sooner your finish will dull. The same goes for pads – use the least aggressive option first, you can always work your way up!

]]>Ice melt compounds tracked inside can cause damage to floors. Sodium chloride ice melt leaves a white residue, while calcium chloride and magnesium chloride ice melts leave an oily residue. If left for too long, these residues will dull floor finish, splinter wood floors, or cause dry rot to carpets.
1. Remove the floor mats from the area to be cleaned. Water can seep under the mats and cause continuous damage to floors.
2. Sweep and vacuum away debris and ice melt chunks.
3. Apply a floor neutralizer with a mop and bucket or a floor scrubber. Floor neutralizers are designed to remove organic residues such as ice melt chlorides, hard water, scum, and more. It will clean the floor and eliminate any unattractive streaks with little risk of damaging the floor finish.

If using a mop and bucket to remove buildup, make sure to routinely change out the dirty water and to let the floor fully dry afterward. When using an auto scrubber, make sure to clean the machine before storing it to prevent any corrosion from salt.
A Little Goes a Long Way…
Keep in mind ice melt dissolves into a liquid and spreads, so you don’t need to completely cover an area for it to be effective. Manufacturers recommend applying ice melt using a handheld spreading tool, like the ones used for spreading fertilizer, for a small area, or a walk-behind spreader for larger areas. This will reduce the possibility for overuse, resulting in less mess tracked into your building.
Make sure you’ve added extra matting to entryways. Floor mats will help keep some of the mess tracked in from being spread to other areas of the building. Your matting will require some extra maintenance in the winter month to make sure moisture does not get trapped below the mat causing foul odors.
Entry mats come in a variety of shapes, sizes, and materials. They can be specifically designed for outside entryways, vestibules, or other intended uses. Make sure you're buying the correct option for your placement. Here are some other factors to consider when purchasing and placing floor mats:
• Since dirt and slush can be brought in at any access point of a building, mats should be placed at all back doors and service entrances in addition to main entry points.
• Mats need to be placed as close as possible to doorways so they are used right when people enter the building.
• Outside mats should be properly placed to capture debris and large particles while the purpose of inside matting is to dry and clean shoes before proceeding further into the building.
• To properly capture the maximum amount of dirt, mats need to be wide enough to cover the entire traffic area and should extend 20 feet into the building.
• Never vacuum matting that is wet unless you are using a wet vacuum. This can cause extreme damage to equipment or injury from shock.

]]>Cranberry sauce – Cranberry stains are one of the toughest to remove. They require you to act quickly no matter where they are located. First, lift away any solids, then blot the stained area with a cloth dipped in cool water. If the stain is on clothing, flush the stain with water, then treat with laundry detergent or dish soap before putting in the washing machine. If the stain is on carpet or upholstery, you can try using a sponge with a bit of detergent to treat.
Gravy or butter – This stain is less tricky to remove. Begin by lifting away as much of the solids that you can. Then use a detergent or stain remover that contains enzymes to break apart the stain. Cover or wash in the hottest water possible that won’t damage the fabric.
Pumpkin pie – A pumpkin pie stain takes a little extra work since it’s made up of a combination of various foods. Lift and blot using cold water and a white cloth, then treat the area with an enzyme-based stain remover. Let the stain dissolve for around 10 minutes before washing.
Coffee, tea or soda - Blot up excess liquid. Treat with a combination of warm water, dishwashing detergent and white vinegar, then rinse the stained area with warm water. Having a tannin stain remover solution on hand will assure removal of any beverage stain on clothing, carpets or countertops.
Red wine – Depending on where the stain happens, start by blotting up the excess wine with a damp, plain white cloth or towel, then sprinkle the stain with table salt to help absorb the stain. If the stain is on clothing, flush it with cold water and use a stain remover specifically for food proteins.
Candle wax – If you have lit candles on your dinner table, it’s possible the wax can drip onto the tablecloth. It’s typically easier to remove once hardened and any after-effects can be removed by a solvent based stain removal spray.
Blood – Unfortunately, carving and cutting accidents do happen. Absorb as much of the stain as you can with a cloth, then wet the stain with cold water. Do not use warm or hot water, it will help the stain set! After allowing the water to sit, use an enzyme cleaner that is capable of breaking down proteins.
AAlways remember to blot with a clean, dry cloth! Be patient and don't rub the stain, which can cause it to spread. Also, work from the outside of the stain inwards to make sure you don't make the stain larger.

Electric floor scrubbers have no downtime as it maintains a constant supply of power. The downside is that users will only be able to work as far away from the outlet as their power cord lets them, before plugging into the next outlet.
Floor scrubbers are available as walk-behind or ride-on types. The walk-behind models are controlled by an operator walking along with the machine, with the floor scrubber doing most of the forward propelling action. ]]>Did you know research has found there is often twice as much bacteria per square inch on the average kitchen floor than the trash can?! Leaving your mop uncleaned after use can create a breeding ground for bacteria. If your mop head is machine washable, toss it in the washing machine on a gentle cycle at the hottest temperature. If the mop head is not machine washable, create a mixture of water and bleach in a clean bucket and let it soak for 15 minutes before rinsing it out. Make sure the mop is completely dried out afterwards to avoid growth of mildew.
Using a two-bucket system for mopping will assure that you aren’t using contaminated water. Keep one bucket with plain water for rinsing and detergent in the other bucket. You can squeeze the dirty water out into the water without contaminating the cleaning solution. Just make sure you are changing out water and solution if they are becoming too soiled.
Pro tip: Using a color-coded cleaning system will reduce the risk for cross-contamination. Using different tools for each designated area will prevent the spread of disease and infection.
Cotton mops are suitable for jobs that involve heavy duty clean up or outdoor usage, but they don’t leave a streak-free finish and also require quite a bit of wringing to remove excess water. Microfiber mops can greatly reduce bacteria, are far more durable, and offer a deeper clean. Although microfiber mops do cost more, their effectiveness and number of uses outweigh the initial cost.
No matter what type of mop head you use, make sure you are replacing it regularly. At least every 3 months, depending on how often you mop.

]]>It depends on the type of bristles on your broom to know what kind of cleaning will be best. Make sure to always remove the particles from the bristles after use and shake off the dust. If your broom won’t be damaged by water, you can let it soak in a bucket of warm water with a mild cleaning solution such as dish soap. Hang it to dry afterwards for a few hours and make sure it’s completely dry before next use.
Most mop heads are machine washable. Use hot water and either a mild detergent or bleach for extra sanitization. Tumble dry on low or let it hang to air dry. If your mop head is not detachable, rinse it with hot water and soak it with a disinfecting solution for 30 minutes. Let it completely dry before use. Make sure to store your mop in a dry, cool place to avoid the growth of bacteria.
After each use, buckets should be poured out and rinsed with a disinfecting solution. Allow them to completely dry before storing to prevent the growth of mold or bacteria.
Most rags and towels can be tossed in the washing machine on their own with hot water. You may want to add bleach or white vinegar for an added disinfectant. Avoid using fabric softener.
Sponges retain a lot of bacteria if not properly cleaned often. They are also extremely easy to clean. You can either run them through the dishwasher on the top shelf with the hottest setting or place your wet sponges in the microwave on high for two minutes. Why is the wax hazing up on our floors? We apply three coats per day and always give it proper time to dry between coats. – Tracy N.
It should not haze up. If you’re allowing it enough time to dry, other reasons could be that the floor isn’t properly neutralized and there is a build up of detergents on the floor from too much cleaner being used. It could also be as simple as a dirty mop head or the wringer being either too wet or not wet enough causing soil to smear.

We would recommend a neutral cleaner, meaning it is not very aggressive and will not dull the current floor finish. If there is grease or something of that nature that would need to be cleaned up, you can always get a more aggressive cleaner, but a neutral one will be safe for use on any floor.

]]>While the elbow grease methods still works, the use of restroom cleaning equipment makes the deep cleaning process much faster, safer and produces much better results.
Rotary floor scrubbers are very versatile when it comes to cleaning floors. In a restroom setting, they are able to quickly deep scrub tile and grout, loosening built up soils to be easily removed. For this application, it is most effective to use a brush rather than a pad. The longer bristles are better able to get down in the uneven surface of the floor. When partnered with the correct cleaning chemicals, a rotary scrubber can make a big difference.
Square floor scrubbers are also a good option. These machines have an oscillating head rather than a rotating head. Providing more of a vibrating motion, square floor scrubbers make it easier to control when scrubbing in tight areas like restroom stalls. Also, because they are square, corners are much easier to get into. Turf pads are an excellent choice for grouted areas when using a square machine.
Edger scrubbers can be a big help as well. They look similar to a line trimmer, but have a small brush on the base. This makes it possible to get behind toilets and into other tight areas that a rotary or square scrubber cannot.
Another type of restroom cleaning equipment are touch free systems. These employ high pressured water, that blast away dirt and soils. Using a controlled stream of water, you are able to deliver cleaning chemicals directly to the areas you need to clean, both to the floor and to the fixtures in the restroom. Under fixtures, along the edges of walls, around toilet rims and grout lines in floors and walls are all examples of areas that provide a hiding place for odor causing bacteria.
Inspection with a mirror or even a black light can reveal places that have been missed by regular cleaning.
One mistake many people make when combating restroom odors, is to use a disinfectant or bleach to eliminate the troublesome smells. This is, at best, a temporary fix because these types of products simply kill the bacteria. They do not remove the food source for bacteria. Since these little organisms multiply very quickly, it is only a matter of time before they will be back along with the odors.
By cleaning first, you will take away the majority of the dirt and soil, thus starving out the bacteria. After removing the food source, you can use a disinfectant to kill off the bacteria. It is important to note that all disinfectants should be used in the properly measured dilution ratios. Always read and follow the instructions carefully.

Standardizing the methods as much as possible makes staff training much easier. To do this, make a list of all of the tasks that are to be performed on a daily basis and outline the steps that it will take to accomplish them. Make sure to include the tools that are to be used as well. A well organized and well stocked janitorial cart a must for effective bathroom cleaning.
A great example of the impact of daily cleaning is one that I experienced myself years ago. There was one particular men’s restroom that always smelled bad. No matter who cleaned it or what tools and products were used, the odor would greet you at the door every time. After some inspection, I discovered a heavy build up under the rim of one of the urinals. We took the time to scrub, swab and eventually chisel out the mass that had built up. This, surprisingly, completely solved the odor problem.
I remember thinking to myself, “This buildup of dirt and bacteria didn’t just appear overnight. It was the result of no one cleaning under the rim for a very long time!” All it would have taken to avoid this issue would have been for someone to clean the area under the rim once a day. Something that simple would have had a major impact and would have prevented the long process of finding and fixing a difficult problem.
This story has always stuck with me as I have helped people create restroom cleanliness plans for clients. The seemingly small steps taken every day make a huge difference over the long haul.
]]>So, why does restroom cleaning have such an impact? Using the restroom is a personal experience. But, if you’ve gotta go, you have got to go, regardless of the restroom’s condition. If you have kids, you definitely know this. We have all had to use a dirty restroom. The ones with bad odors, wet floors, no toilet paper or soap. Yes, you probably still got the job done, but the experience was not positive one.

Restorative cleaning requires specialized cleaning products and equipment. The important thing to remember is that the effort, time and expense spent on restorative restroom cleaning can be avoided in the future. Getting back to “square one” makes daily cleaning much easier.
